Idle cash never flipped a house.
Fix and flip loans are short-term financing for investors who buy a property, renovate it, and sell or refinance it. Instead of focusing on your personal income, the lender looks mainly at the deal: the purchase price, the rehab budget, and the after-repair value, or ARV. Many programs fund part of the purchase and part or all of the renovation, with rehab money released in draws as work gets done. Terms usually run about six to eighteen months with interest-only payments, so your cash stays in the project. When the work is done, you either sell or refinance into a long-term rental loan like a DSCR loan, the classic BRRRR move. Experience helps your terms, but first-time flippers with solid numbers can qualify too.
