Pre-Approval vs. Pre-Qualification: Which One Wins an Offer in Texas?
The short answer
Pre-qualification is a quick estimate based on what you tell us. Pre-approval is stronger: we review your documents and credit so a seller can see you are a serious, verified buyer. In a competitive market, pre-approval is the one that gets offers taken seriously.
The difference
- Pre-qualification: fast, informal, based on stated information. Good for a first look.
- Pre-approval: documents and credit reviewed, with a letter stating the amount you may be approved for, subject to conditions.
What we need for pre-approval
- Recent pay stubs and W-2s, or tax returns if self-employed.
- Bank and asset statements.
- A photo ID and permission to check credit.
A pre-approval is not a final approval
Final approval still depends on the property, appraisal, title and your file staying the same through closing. It is a strong starting point, not a guarantee.
Frequently asked questions
Does a pre-approval hurt my credit?
It requires a credit check, which can have a small effect. Multiple mortgage inquiries within a short window are generally treated as one for scoring.
